What lenders offer zero down mortgage loans?

I will not have enough for a down payment. Yes, I know it is better to have one, but I do not, and desperately need to purchase my home. I am responsible and pay my bills on time, my credit is good my middle score is 692, my debt to income ratio is 36%. I want to get a loan to try to take advantage of the 1st time home buyers credit.

Perhaps you didn’t hear my question… please read the first sentence and do not answer unless you can advise me of some lenders that do offer zero down home loans… that is why I posted the question.

In addition my debt to income ration IS NOT HIGH and you are ridiculous for saying so, my loan officer today told me that my debt to income was perfect and where it should be… upon further investigation this website will explain it to you so that you can understand:

In addition, you are borderline disrespectful by saying that my debt to income ration is "extremely" high, please educate yourself before shooting off at the mouth. My bf and I purchased our first home with a worse credit score than I currently have and got a great rate in 07′, also we have no problems saving money… in fact I have money to put down and would rather have it for reserve. I am only purchasing a small investment property under 80K. You guys are so full of yourself that you would rather answer questions like a f’n telephone operator that hates her job and quotes policy to annoy people. I am not applying for a long with you! I came to yahoo answers to get a f’n answer not a CREDIT COUNSELING SUPPORT GROUP!!!!!!!!!!!!!!!! I already own a home!!!!!!!!!!! Did I get a good rate w/ median score of 805?

Closed on a home recently thru a major bank. Got a rate around 6.5 or so. Closed less than a month ago. Three credit scores came in at 788, 805 and 822. Median, obviously, was 805. First mortgate of 6k and second of k. Should I have received a higher discount on my rate? Went with a no-doc loan, didn’t have to show anything. Second loan rate is over 8% and was done to avoid PMI. House was appraised on a drive-by appraisal at k more than what I paid. If I messed up, can I re-fi my second at a lower rate with my higher score? Also….crazy thought here…since the house appraised so high, can I get a home equity loan at a rate lower than my original second loan and utilize that cash to pay off the second?? Follow my train of thought? Any help is appreciated.

Plus, I am thinking about doing a re-fi on
the second only to rid myself of the 8% +. Hoping that I can utilize my home equity for that purpose just to get a better rate. I made damn sure that I would have no pre-payment penalties, on either loan.

Boston, for personal reasons I had to utilize my credit score for the no-doc. Not trying to hide anything, but that’s the only way I could stop paying rent and start paying interest and, to a smaller extent,
equity.

How in the world can I write you guys

is common equity the same as common stock?

I’m looking at a yahoo finance balance sheet for Boeing and am trying to figure out the return on common equity. I believe the equation is:

net income / common equity

I found the net income but I can’t find the common equity. I see common stock and was wondering if that is the same thing??

Is my math wrong or is Yahoo wrong? ?

When I calculated a home loan, a 500 thousand dollar principal with a 5.25% interest rate on a 30 year fixed loan should have had around a 76 monthly payment (with zero percent down). However, when I looked at Yahoo Finance, it showed up as a ,761 monthly payment. For my mathematical formula, I used the basic PRT. (Price x ((interest)) Rate x Time), I don’t know what Yahoo used, but is there another formula?

You mean to tell me that you get more time for forging your ex-wife’s signature for a home equity loan than you do for taking your kids illegally out of the country, whom you have no custody of? What is wrong, seriously someone tell me, are kids not seen as being worth anything? And if this is the case, how much time do you think that Garrido guy is going to get for kidnapping Jaycee Dugard, 2 measly years, because she’s still alive, seriously why does the United States see any crime against a child as nothing but a slap on the wrist?

I too have received this letter from VanCity and decided to do a very thorough examination of my original HELOC agreement. After reading and re-reading the agreement I have to say that VanCity does not have any sort of provision that would allow them to terminate access to the HELOC and request immediate payout of the monies owing. Therefore, I have a feeling that they are either being very ignorant or are counting on scaring the borrowers into signing the ridiculous amendment which would allow them to essentially and/or arbitrarily set their interest rates on the monies that they borrow at their own discression, including increasing, lowering, or maybe even terminating agreements.

Anyone else have some thoughts to share on this? I have a feeling that this may form some good grounds for a lawsuit if they decide to pull what can only be described as a stunt on the borrowers.

was in a Chap. 13BK. Trustee & self saw escrows paid & assumed the other paid it as per BK regulations. Big lender snuck in & paid at last minute & now wants the money or will accelerate note. We were only given 10 day notice. CANNOT go std. route of financing due to lack of credit re-establisment. Willing to pay up to 12% on 12-36 mo. w/2nd DOT as collateral & then some if necessary. Have 80k min. equity in property. Borrowers have extreme upward mobility. PLEASE HELP. Tax time is near but that will be too late if you wait. IM is angels02_2006@yahoo.com.
