Need advice from lawyer/person with experience – I live in Texas where they cannot garish wages. I am married, have 1 daughter and another on the way and make just enough to get by. My wife does not work. We have 30,000 in student loans, 10-15 thousand in credit debts, 25,000 for our 2 cars and over 80,000 on our house. We have literally 0 equity in any of these because our interest rates were so high when we got the house/cars. He bought a house from a friend & took out a home equity loan for 50,000. & the city has been sending him fines to fix up the house which we have been the fines have gotten up to 69,000 because we dont have the money to pay. Tuesday, November 10th, 2009I took out a 70k HELOC 1.5 years ago, adding my 1st i owe 205,000. My intrest rate on my 1st is "ARM’ 10% and 2nd 12%. These are killing my payments. I went to try to refinance my credit is 670, but they are telling me my property is valued at 185. if i would come up with 20k they tell me i could save a huge chunk of money. My home was actually appraised at 220 when i took out the HELOC 1.5 years ago. They used a computer to figure it out not a actual appraiser. After doing some reasearch homes sold for 184,000 at that time. I live in a townhome communtiy. I need some help tired of explain this to banks.

Wednesday, August 26th, 2009I have a condo in the SF Bay area and really just want to put some new floors down, and buy a couple of updated appliances. I couldn’t get a HELOC from my credit union unfortuantely, because I have 1st time homebuyer loans from my state and city that are considered 2nd & 3rd mortgages. I’m wondering if a 203(k) might be a decent alternative. Specifically I’m curious about the interest rates, and whether or not refinancing my condo will constitute a sale and I’ll lose Prop. 13 protection for the stated value of my condo and taxes. But any other info would be appreciated.
Is a home equity loan an ideal way to pay off credit card debt?
Thursday, August 20th, 2009Ok, this is unconventional – My mom is disabled. Her home was affected by Katrina. Her home is finally fixed. However, during the past two years, she’s accrued close to 0,000 in credit card bills to pay off some of the repairs since a lot the funds from the insurance and the government were not enough. Additionally, since she is disabled and receives little from the government, she has been unable to pay enough or on time. Her interest has gone up to 25-30% on 4 cards. I have good credit. I own a condo. I want to at least help her by getting a home equity loan (basically a second mortgage) even though I want to get a loan in a couple of years to buy a house. She’s considered bankruptcy with Chapter 13 in order to not jeopardize her home, which she paid off with some of the funds received from Katrina. It seems she has no way out; and I hate to be in this situation from my own financial balance. What can be done? She needs serious help; and I don’t want to jeopardize my credit.
Chances of Getting a Decent Mortgage When I Refinance?
Friday, July 17th, 2009Yes, I was an idiot and was talked into a 5 year intrest only ARM. The broker pretty much lied to me about how refinancing worked, and I bought into it without doing my research. So please no lecturing about my idiocy.
I bought a house 3 years ago – purchase price was 5k, in the city, good location. I put 55% down (yes, I know, weird, but was left inheritence that was slated only for purchasing a house), so I only owe around 0k. Credit score is 710. Never borrowed on the equity of the home. I want to live in this house for the rest of my life, so no in-and-out.
Does anyone have any ballpark-ish idea about the interest rates I could get for a 30 year fixed? I know, every case is different, but I’m just wondering. Right now I have a rate of 4.75%. I know I won’t get near this for a 30 year fixed!
