000.00 . 2nd have property retail store i have EQUITY on this about 000.00 . i try to make this property to start s business . but construction contractor scam me about 000 . he naver compelete work on this property . i am going to hire a lawyer. i was away from this property . he gets money by calling me on phone . yes he have done this job , renovation please send me cheak . he cash my credit and every thing . what i do now PLEASE HELP ME . local city wants 7000.00 taxs on this property . i have not

We bought our house 2 1/2 years ago with zero down. We now have to sell the house and move to the other side of the state due to my husbands company transferring him. We are hoping to just break even with our house. We will have no equity out of the house when all is said and done and no money for a down payment. Are there still zero down home loans available out there so we could purchase another house?

In the next six months, I will be relocating from MD (where I own a home worth approx 0,000) to HA (where homes are much more expensive. Given today’s economy, should I rent the old place and rent a new place in Hawaii? Sell and buy? Some other combination? I make a good income, but would need the equity in my current home for a down payment on a new one. Help!

I have about 20K in I-Bonds (face value). I am going to purchase a 2nd home as a rental property; same town. The rental is K.
The house I live in is worth about 0K and I owe about K on it. I have been qualified under both equity and conventional and on the 5-1 arm as well. I have excellent credit 750’s but due to the property I want to purchase being a rental, the interest rates I am getting are very high. 8.93 on the equity with nothing down and 5.1 with 20%down on the conventional. The 5/1 Arm gives me hives so I am kinda staying away from that one. What do you all recommend. I really did not want to part with the I-Bonds. They have not yet matured and I kinda wanted to use them for my kids first year of college in 5 years but the 2nd house is to help me pay for their college as well. I will be done with my 1st house in 4 1/2 years. What do you suggest.

I’m receiving a city loan for being a teacher. It covers the 20% down for the house. I don’t have to pay it back for 30 years and has zero interest. If I use this loan will it get rid of PMI?

I have a prepayment penalty on my mortgage but it might be worth it to refinance my home before the 2 year requirement is up. Is that something that I can do? I already have about 30K+ of equity in my home and i know that my prepayment penalty is about 4K if I were to sell it right now
Also what is involved with refinancing your home? Do you have to go through the same credit check/employment crap like the first time?
ok here are my details…
both my husband and I have different jobs. His job is commision based and i work A LOT less hours than I used to.
We have 2 mortgages because we are young and that was the way we could get into a house
first payment is 820 at 7.7% interest
second payment is 323 at 11% interest.
I am just looking to refinance and not take any money out. just to lower our payments. to pay off both loans it would be 160k, and that would include the prepayment penalty.
we both have really good credit but I am thinking the job thing might be a problem??

I know I do not understand when to get a home equity loan and how they work. My husband and I have fallen on bad times financially, but will be making a great deal more money in about 2 months. Basically, we need about 7,000 dollars to consolidate debt and become current with some payments. We have only lived in our home for 3.5 years — so do we even have equity? Our credit scores are not good – high 500’s…but we want to change that. I do not know if we can get a personal loan? Please educate me on home equity.

Okay, here’s the situation.
I signed paperwork to have a house built that probably isn’t going to be started until late next month and won’t be done until the Nov/December time frame (the builder won’t commit to meeting the 1 Dec deadline for the K credit, which has me nervous). I paid a 00 deposit and the 0 loan appraisal fee. My paperwork went through earlier this week and I qualified for the loan.
Things were good until I got called today about this week’s mortgage rate spike. I’m financing through the builder to take advantage of the incentives offered, and naturally their quotes are running about 1% higher than the bankrate.com average at about 6.25%.
I’m starting to get concerned now. I figured with all the stimulus spending, the FED meddling, and inflationary effects wouldn’t start hitting until I was within 120 days and able to lock without paying fees. Well that’s out the window. All signs point to rates steadily going up for the rest of the year, possibly 7-8% and I wouldn’t rule out double digits.
So the lender offered several lock-in options, one for 2 1/4 points. Now, I just don’t have that money to commit at this time because I’m a full time graduate student and my guaranteed job doesn’t start until mid-August, and I’ve been supporting myself on savings since January and setting a strict budget out to meet expenses and qualify for the home loan and take advantage of the credit.
While I’ve been told that my debt to equity is okay to sustain the rate increases, I’m concerned because when I start my new job, my goal is to try to replenish the savings I’ve lived on as quickly as possible. With just the basic neccessities, at a 6.5 or 7% rate, I feel like I’m going to be barely breaking even based on the salary of the new job. This is not what I exactly had in mind.
So my question is this. They haven’t started building the house yet. I know there’s provisions in the contract that allow me to back-out upon the completion, or if the VA doesn’t appraise the house for at least the purchase price, but what about now?
I thought rates were good, and if I could afford the points to buy down, I probably would, I just don’t have the money at the moment, and will just be starting to once again bring in steady income upon the expected closing.
I know I’ll have to go through the purchase agreement again, but I figure that this has to be something pretty common and that I wasn’t the only one affected by the transactions this week. I really feel bad for the people that thought on Tuesday they were going to get to refinance. That’s just horrible.
PS> The builder is Ryland, if that helps or anyone has experience with them.
Valerie – It’s VA. Not too concerned about the K, although I’m supposed to also make 0 deposits per month for the next 5 months.
I know I signed some form that doesn’t let me transfer the loan.
