Does this FHA streamline refinance make sense to do if I plan to sell in 4 years?

Here’s the scenario …

Been in my first home for 1 year and have a 5.5% fixed rate on an FHA mortgage. I plan on living here for 4 more years and then selling to upgrade into a new home. I was contacted by my old broker proposing to do an FHA Streamline refinance to take advantage of the current lower rates. His proposition is this…

- 4.625% rate
- Payments lowered by 0 per month
- I bring .8k to closing
- Loan balance goes up by k

I’m trying to understand why this would make sense for me to do.
By my logic the scenario doesn’t give me much of an advantage…

GAIN: months(48) x savings (0) = 80 gained
vs.
LOSS: closing (00) + loan balance change(00) = 00 lost

The broker is arguing with me that the closing is basically free because I can bring the skip payment that would occur plus some refunded escrow money to pay for it. I don’t know if I would agree with that. Seems like I’m financing my savings with cash upfront and losing equity. Any opinions or insight would be greatly appreciated. Thanks!

Any way to refinance 2 mortgages in to one if the balance of your loans exceeds the value of your home?

We have 2 loans- (30 years fixed at 7% and 15 year Balloon at 12%). We have lived in the house for almost 4 years and both have excellent credit. We were planning on refinancing by now but the value of our home has dropped below what we now owe. We are ineligible for any government assistance because we haven’t missed/been late on any payments. Anyone have any insight as to get in a better mortgage position?

Business Financing Question?

This is sort of a repost, but I had to clarify my last question. I plan on borrowing money and using personal savings for a new business loan, and when I do so I will have basicilly no personal asset asside from credit cards. How will I pay my personal expensese while starting the business, do I just create my own salary for myself every month? Also, I have incorporated my business so I do not expose myself to any personal risk, if this business folds will I be responsible for that debt personally? (Aside from personal loans I take out like Home Equity loans)

My husband got my family in major financial straits.?

He will deny everything he has done and blame me, his wife for everything. On occasion he will take some blame. He did not have an income (he always makes sure to spout off that he is in fact working) for a couple of years and no benefits for his family.

No matter what -he has stayed his own course even though financial ruin has been around him. No income, selling his watch to a pawn shop, bringing his wedding ring in to get a loan-then get the ring back, increasing anger, 60K of credit card debts, personal loans from friends–always doing it behind my back, oh and the worst part during all this he would dip into our home equity and say he needs to then all the while he does work per se though has no or spotty income. After a 2 year adjustable arm mortgage he put us in (i would cry and say no I do not want to refinance again) we almost went under. I got our house out of foreclosure by the grace of God.
He tends to still be this Napolean Man and surely this is not the guy I married. I am not sure if he is ill, or addicted to power and control?, or hiding substance abuse? Or chemical imbalance in his brain?
I just want him to get well. I have children to raise with him and after him calling me bad names, etc. ie. abuse on all levels….well just feeling frustrated like when will this end! Has anyone seen someone just throw in the towel for their marriage/family? I mean at times we barely have any money to buy a gallon of milk. I am always frantic running around like a chicken with my head cut off picking up the pieces (ie. getting jobs,etc.) I am scared that he is hiding something that he did. I mean when you see financial ruin for so long is it just depression or something more? Anyone go thru something like this?
Therapists tell me to just focus in on me and my children and let his chips fall where they may. But see what they do not know is he is still loved by me (i love the man he used to be) and he is an amazing Father. Even though he has been cruel to me I still love this Napolean Man!

He has a lot of addiction, ie. alcoholism and drug addiction and depression in his family.
He thinks money is going to solve this (yea some of it it will) but I think there are deeper issues.

Our broker is wanting to give us a Heloc 2.85% rate for our first house. Will we be paying off any principa?

We were told a Heloc 2.85% Heloc would be the best for us to keep our mortgage down. We were told that the prime rate is most likely going to go down and if it did go up it would be very minimal, and our mortgage payments would stay the same till our 5 year term was up and then we could renegotiate.

Also with a Heloc are we paying anything at all in principal???

The price of the house is 340,000. Our rate would be 2.85%.

Are home equity lines of credit or loans easier/harder to get approved of than personal loans?

what’s the difference between the two, and which ones are easier/harder to be approved of etc?
My partner is getting one or the other, which I’m strongly urging because he owes me alot of money , due to health problems and house problems I had to help him with, and I personally want him to go with whatever’s more flexible, and has a longer time frame, so it will make it easier on him on payments.

He got accepted left and right when he applied for personal loans last year but turned them all down because he didn’t need them yet, and this year he’s starting again but is going for the home equity, but already got one rejection, because he already has some debt.

I personally don’t know what to tell him, so someone educate me!

I am looking for a loan from a local finance company, to help me get the money to pay off the contract I have?

Purchased home in 1993, 0n a 15 year land contract, have plenty of equity, but until I can get the seller paid, and take care of some of the other debts incurred, I am unable to apply for the equity. I have been divorced since 1998, and would love to pay pff yhr contract get the deed and title in my and my fiances name so that we canstart getting our ducks in a row before tyin the not. "The loan would be in both of our names as I intend to have the title deed and taxes. At this point we are looking at about a 40,000 dollar loan to pay off a land contract on a home that appraised at 110,000.00, Depending on the interest rate, no more than a l0 year loan, or whatever we could work with.

CA Property tax question: If your home is appraised will your tax rates be based on the appraised value?

What is the difference between a home equity line of credit & a personal line of credit?

I mean both are similar, and can be used for the same reasons. What’s the difference, which ones are better to apply, which ones are you more likely to get approved of, and WHY are many banks not offering lines of credit/loans…but yet, DO offer "home equity lines & loans?"
