Any advice on how to sell our house w/o a realtor in a low traffic area?

Saturday, November 21st, 2009

We’ve lived in our home over 2 years. It was a new construction home when we bought it. We would like to move closer to the city but don’t have much equity in the home yet so having a realtor may cost too much out of pocket, especially if we will need to turn around and buy again. We have it listed on a local FSBO site but it’s back in a quiet subdivision with little traffic so how else can we advertise w/o breaking the bank?
Greenville is the nearest city, selling for 173,000, 2248 sq ft (4bed, 2.5 bath, bonus room)

Paying off my 2nd mortgage with a credit card balance transfere?

Friday, October 16th, 2009

Hi – I bought my house 2 years ago with 100% financing, I did a 80/20 loan. Both loans are fixed the first at 6.5% and the 2nd at 9%. I got a statement in the mail from my credit card company (chase) stating I can do a balance transferee at 2.99% until the loan balance is paid off. So would it be a good idea to transfer my 2nd mortgage onto the credit card?

Thanks

Should I refi into a higher rate just to get a fixed mortgage payment?

Friday, September 25th, 2009

I currently have as a 2nd mortgage a Heloc arm (revolving line of credit which is based on the prime so adjustable). the rate is low now and i feel that rates will not go up for a while. My lender has offered me a fixed rate for this loan but my payments would increase over 0.00 month since it would then include principle & interest. Should I keep the adjustable, continue with low payments and then even pay more than the minimum if I can. I worry about refi to make higher payments as I am struggling now just to make the lower payment. Can lender force me to take their offer? they just put it in the mail to me, no call or discussion or options given to me.
please no advertisements. and i appreciate the personal opinions but not the spam

Monday, July 20th, 2009

I am in this position due to a divorce and now carry all credit card debt from the marriage because judge deemed property equity and total credit card debt were similar. Had house on market since oct. of 07. no takers. cant rent now because too far behind in paymnts. got letter in mail from attorney office saying forclosure starts in 30 days or less. what can i do? how screwed am i? for how long? cant even pay all my bills anyway. i have no assets or savings. my home was on a V.A. loan from when i was in the military. owned the home for 3.5 yrs and it has some supposed equity in it or did. what should i do? the house is in another city and i havent lived in it for over a year.

Can I avoid forecloser?

Friday, July 17th, 2009

I bought a home four years ago through owner financing, also called seller financing. I have fallen behind five or six payments but now owe only two payments of 0. I can make the last two payments this month; however, the seller has notified me by mail that he is "accelerating" the note, and the case is to go to court on June 2. My question is, can I simply make the last two payments, which will make me current, and avoid foreclosure. I’d hate to lose the house, even though we moved into another home last August. I’d hate to lose all the equity in the first home. I’d also hate to have the foreclosure appear on my credit report. Is there anyway out of this mess? I live in south texas and texas laws apply but I don’t know where to look online to see if I have any rights.

Is this rebound in the stock market the calm before the storm?

Tuesday, June 23rd, 2009

It seems there is a lot of ignorance in the American economy.
With the mortgage problems getting bigger(most of those ARMs will hit later and those equity loans will also hit later), gasoline going higher and higher, China playing chicken with the Fed and many other pressures(frost killed off huge amounts of agriculture, honeybees declining with no solutions, etc.)things are going south but people still are thinking Invest, invest invest when caution should be maintained.
Very dangerous behavior by the markets.
Future makes one think 5 years or more
Thats not the timeframe
The worsening environment is not even considered by the markets.
Very foolish.
