First time homebuyer with zero down?

Here’s my situation: Looking to buy a home. I have little (K max) to Zero down (preferably zero). I have NO DEBT. ZERO. I owe nothing to anyone. My credit cards have a zero balance, my car is paid for. ZERO DEBT. I personally make K a year. I will have someone living with me who makes K a year. I have been employed steadily for 15 years (I’m 33) and have rented the same apt for the duration of that time never having been late even once on the rent. I’m employable in multiple fields so if my current job goes south I wouldn’t have trouble finding another job. I had a couple collections issues in my early 20’s for medical bills (One of which I disputed) but have since had two loans (both paid off early) and a few credit cards (all open and with no balances and again, never been late or had collections issues). I’ve got a 401k and life insurance with equity I can borrow from. Anyone have any idea how likely it is for me to get a home loan with zero down? Or a home loan at all? I’d be looking for possibly up to 0K. If you think I could get approved anyone know what a good lender might be? Lending Tree? BoA? US Bank? Any advice appreciated.

What happens if I cant pay judgement?

Need advice from lawyer/person with experience – I live in Texas where they cannot garish wages. I am married, have 1 daughter and another on the way and make just enough to get by. My wife does not work. We have 30,000 in student loans, 10-15 thousand in credit debts, 25,000 for our 2 cars and over 80,000 on our house. We have literally 0 equity in any of these because our interest rates were so high when we got the house/cars. I am currently being sued by a plumber that we couldn’t afford to pay after he completed the job and it is the first of several probably to come as we cannot afford to pay our credit cards anymore because we don’t want to be late on mortgage and cars. Is it better to pay down our loans or put back money for a down payment on a house?

Husband: multiple student loans, most were co signed by his parents, he has a job that pays about 41,000 after taxes, and is in the military. (In august he gets a raise to 51,000 after taxes) Approx credit score of 650
Me: I have far fewer student loans, all under just my name. Stay at home, take on line classes. Approx credit score 720. One credit card limit of 1000, pay it off to zero balance every month.
Together: Have one loan for a car
Total in loans: approx 39,000
-is this a reasonable spot to be in, the loans were for two 4 year college educations, and 2 cars, we’re 23, just 1 1/2 years out of college.
-Is it wiser for me to pay off those loans as much as I can not putting back much money into savings, or should I concentrate more on saving the money for a down payment?
-We don’t plan on buying a house for about 1 1/2 more years, but with my current stats, would we be likley to be approved for a mortgage?
-Also we do currently have saved Approx 5,000 for that down payment.

Any advice to get us on the right path now would be greatly appreciated.

My daughter, only child, me a senior guy, wants me to move to Las Vegas….?

…I have some problems with that. Help me decide.
The pro, of course, is to live near my daughter, who is a great girl with a great job, heart and attitude. The city is OK with me. I am a widower and not getting younger and have no nearby family or friends. What holds me back? My current home is nice (but not much equity) would have to be sold in a down market. I can’t afford more that 00 per month tops rent or mortgage to start over. I do not like the Vegas weather of hot summers/cold winters. Add to that, I would have a sad, close-up view of her living badly with voluntarily nonworking husband. My daughter pays everything and is always in debt and chased by debt collectors. She has borrowed from me, but I am putting an end to that now. I do not have much hope this situation will change in the future. She complains all the time, but is unlikely to dump the guy. I cannot see me making this move, but at same time I worry about not making it, leaving her and me both far apart and alone. How would you sort out this mess?

What is the worst case scenario in this situation?

A friend went to a Finance Co. and got a 00 Home Equity Loan last year at a high interest rate. Well he got laid off from his job last month and probably won’t be able to make his payments. What is the worst thing that can happen? and what do you think would probably happen?

Can’t refinance without a job? Nor home equity loan? Divorced? Its complicated.?

I have a divorce settlement that left me with my house and my exwife relinquished the home. I have a tenant who pays my mortgage and everything is fine. Its just that when i want to make a move like
refinance, I am pretty sure i cant because i dont have a job (unemployed). Also i would like to get a home equity small loan but i feel like again it will be the same thing. Should it be this difficult for a home that is in good standing, i have great credit too. One of my problems is that the divorce doesnt take wife off of note. I even did a quit claim but still i am told i have to refinance to get her off the loan. But i cant refinance cause im not working…..do i got the vicious circle right or should i try a different banker?

Upside down in my house…what can I do?

I’ve lost approximately 55% on my house (along with a huge amount of other people across the nation). For easy numbers, lets use 50% that I’ve lost. To break even, I now need to gain 100% on it’s current value. Using the "Rule of 72", assuming I gain 10% per year, it will take 7.2 years to break even. At the time of economic boom, I believe the average gain was 10% and that only lasted 6 years before the economic downturn. Under normal market condition, a gain of 3-4% per year, it will take me 24 years to BREAK EVEN on my house. I don’t qualify for a home modification because I’m not backed by Fannie or Freddie. I don’t qualify for refinance because my income is greater than 31% of my monthly loan payment (as long as I can keep my job). I don’t qualify for a "short refinance" because my loan to value is greater than 125%. Everything is pointing to 3 options…1) Keep making payment on a house that I will likely never have equity in. 2) Short sell. 3) Foreclose. There has to be a better option. I am current on my payment…which is probably why I can’t get anywhere with my banks. Does anyone out there know of an option I may not have explored already or am I just plain out of luck?
Jill – You’re point number 3 identifies EXACTLY my moral delima. I signed a piece of paper that said I’d pay my loan. However, if I were to refinance my house to current value, that would cut my monthly payment in half! That’s a lot of money.

Arbor Mortgage — do you have a source? I have a first and second. I was told both need to be with the same bank. My first bank sold both loans to two different companies. In addition, they said there are absolutely no programs available for a loan to value of greater than 125%. Basically they will only write off 25%. Do you have more information?
Arbor Mortgage — ignore my question "do you have a source"! I just realized Arbor Mortgage IS your source. I do still need more information though if you have it.

How do I find a good mortgage lender?

I have been paying on my 30 fixed mortgage for 8 years now. Haven’t been late with a payment since 2006, but had a few late payments in ‘05-’06 when my wife lost her job following a move to a different state. My credit is "good" at just under 700, last time I checked (last Aug). The mortgage I currently have is a VA loan, but it is at 7%!
I only want to shorten the term to a 15 year mortgage and continue paying about the same, or even a little more monthly, but at a reasonable interest rate (~5%). I just want to build up equity faster and pay it off sooner. I’m NOT trying to reduce payments or get a consolidation loan/line of credit.
One other key factor is that I no longer live in the home. It is a rental (single family home) which I maintain very well.
Bank of America won’t budge on refinancing or renegotiating the rate. I paid 8k for the house (brand new home) and owe just under 0k. I think the house would likely appraise for 0 – 5K.
Problem is that I get all of this junk mail which appear to be "bait and switch" tactics from nefarious lenders. I want a legitimate company to give me a reasonable loan with no hassle. Is that too much to ask?

How do you know if you can get a home loan with bad credit and some debt.?

I have a student loan and a few little bills that i’m currently paying off total less than a thousand for the bills student loan is 22,000 but i’m not paying cause i’m barely getting by. I could get a house for what i i pay in rent. I just want to know if there’s a possiblity of gettting a home loan and how could i improve my chances. I had great credit a few yrs ago but lost a job and bills pilled up. I’m just curious on what my options are b/c if you get a house you get equity.
