Is getting Home equity line of credit possible if home have two owner?

There are two owner of a house. Mortgage is under one and other owner wants to get home equity line of credit. Home value right now will be at lease $ 800,000 & current mortgage balance is about $ 200,000. It is Newyork city. Is that possible to get home equity line of credit? How much it could be?
Both persons name on deed but mortgage has one’s name.

Is a mortgage refinance a good option for me?
Scenario: 1st. mortgage owed is a fixed rate ,000.00 at 5.125% and 11 years left to pay off. Also a HELOC owed is ,500.00 at current rate of 4% for 16 years to pay off.
Max cap is 12.9% on the HELOC.
I want to refinance to a new 10 year mortgage combining both at a fixed rate of 5% for ,500.00. Zero points. (Closing costs of 00.00 rolled into new mortgage). Home value is approximately 0,000.00.
Am I making a smart move?

Can I increase Home Equity Line of Credit Limit? ?

Let’s say that original home value was 200,000 and equity credit line was on 80,000. The value of the home went up to 250,000 – can the home equity line of credit be increase by 50,000?

I received a 1099A from my bank where I had my house rental. Should I report this in My taxes?

I abandoned this home. I had a First and a second in the form of a home equity line. The bank only send me for the first, but not the second. I owed 300K on the first, house sold for 324K, should I report this gain? If we put both together, there is no gain, because I owed 335k. Which is a loss of 35k. What should I do?

Like most people in California, I own a distressed home. Here are the facts:

>> I bought my condo in 2006 for 0K, paid 10% down. 80% mortgage, 10% HELOC
>> I later paid the original HELOC back, refinanced the home for a lower rate then got another 10% HELOC. Right now my Heloc is frozen and I have K balance on it that I am paying on interest-only basis.
>> Now the home value is around 0K

My wife and I just had a baby and we wanted to move to a bigger house with a better school district taking advantage of the market. I figured if I lost 0K on this condo and I can get a house for 0K discount, I would do cost averaging. Our loan broker told us that we can show that we can get rental income on our condo and qualify for a 600K loan which would allow us to get our house. All was well.

However, one day I did a what-if scenario and found out that if we are being conservative and not depending on the rental income, we can only afford a 0K home. In bay area, even with the current market, that does not buy you much.

Before giving up completely, I decided to see if I have other options. One thing is clear, the condo has to go. The question is how?

1. If I buy the second house and then walk away from the condo to let it foreclose, what happens? I have been reading about deficiency judgment. Does that allow the lenders to go after the new home or other assets? Is there any online resource you guys found valuable regarding these procedures?

2. If I pay back the 28K I owe on the HELOC, what are my chances of negotiating a deed in lieu of foreclosure with HSBC (my primary lender)?

3. Related to number 2, I had this idea of going to HSBC and laying out my entire plan to them. Currently, they are being pretty aggressive to attract some good mortgages. They are giving out 4.5% APR to conforming loans with LTV <= 80%. I could tell them about what I am planning to buy (an REO actually). Since my new house would be a bigger asset to them, I thought I could negotiate a deal with them to accept my condo as a burden to keep me as a customer. Does this sound crazy?

Any other options I have other than waiting for my income to come to a level that I can manage both properties OR waiting for the condo to increase in value so I can sell it (both of which are unlikely for the near future).

Remodel projects…which will add the most value to our home?

I know you can’t get 100+% back on remodel projects most of the time, but I want to know which of the projects I list will give our home value the biggest "boost". We have about k to put into our projects, but after that we will need to get a home equity loan, and right now we have little to no equity. Here are the choices:
1. All new energy efficient windows
2. New kitchen countertops, cabinets, sink, fixtures (our appliances are already SS)
3. Turn our screen porch into a sunroom (will add 400 sq. ft.)
4. New RV/boat carport
5. Finish partially built detached garage (its about 75% finished, just need to finish drywall, re-finish ceiling, and add garage door)

Do I qualify for a mortgage modification loan?

I lost my job and took a less paying one. I bought my house in 2002 for 0,000. During the upward move of the market I refinanced 4 times, taking out equity each time. I now have a mortgage of 0,000. Since I have a new job now and have trouble affording my home, can I get help? What can I do? What should I do?
I want to pay for what my home is worth or near what it’s worth. My home value dropped, so should my loan!
