Home equity loan denied?

Ok me and my wife just recently applied for a home equity loan but got denied. We need an equity loan for home improvements. Our credit is great, and our home is completely payed off, the reason why we got denied was because of our debt ratio which was the cause of our credit cards and personal loan which we were never late on, we just had to much open. We now just payed off EVERYTHING we owe including the six credit cards and the one personal loan.

My question is do we have to wait a certain amount of time to reapply or can we just apply again now? We really need to do some home repairs as well as make it look nice :)

Also should we close all six card accounts?

Is it a good idea to get a home equity line of credit?

I purchased my first home in Oct 2009 and the equity value is 100k more. I was pre approved for a home equity loan without asking from PNC for 75k. Of course I wouldn’t want that much but I was thinking about instead of saving 0 a month for home repairs that cost over ,000, I could just get this line of credit for 10k and pay monthly payment. I want a fixed rate, but don’t understand the terminology to getting this loan. (i.e., prime rate, apr, LTV or LVT or something like that) etc. Anyone ever had a problem with a bank when getting this type of loan. And/or do you think its good idea.

House given to us free & clear, how do we go about getting a home equity loan?

My grandparents are giving us their 2nd residence home. No money owed on it, title will be ours next week. Here’s my question: we want to pay off some debt & do home improvements, but I am concerned about the seasoning clause. What banks/lenders offer home equity loans without a seasoning clause? Since there is no purchase amount, will they go by the appraised value in this case? Thanks in advance.

Questions about capital gain and the USDA Rural Development Loan…?

My husband and I have had our house since June of 2008. We need to relocate and worry about selling our first house.

Question #1—How do capital gains work? Our purchase price was ,000. Which, was a seemed like a steal (2 acres, 3 outbuildings, 3-4 bedroom farmhouse). Since we’ve bought it we’ve put ,000-,000 in it. I’ve figured I need about 5,000 to break even (home equity loan, pay off original mortgage, and home improvements). I won’t be upset if I make a profit, but will try to make one none the less. I plan to list at 5,000. If I make a profit how much am I looking at in taxes? Is this going to be a big hit?

Question #2—Everyone tells us we should check out the USDA Rural Development Loan. I’ve been on the government website and my husband and I qualify financially. Also, according to the map it looks like the area qualifies too. Is it that easy? Is this only for first time home buyers? We had help purchasing our first home from some inheritance. I worry that the money won’t be there this time; especially since there’s no telling when we’ll sell our first house. What are the benefits to this USDA loan? Their website won’t tell me anything! Anyone have any personal insight?

Any suggestions on how (or who I should contact) to get a loan?

I am trying to engage in a cash-out refinance on my home to get some extra cash for home improvements. My credit score is excellent but my income to debt ratio is too large. I will certainly have enough finances to pay off the additional monthly fees but lenders do not think so. They will not approve my applications and there are no detectable no-doc or stated income loans out there anymore. Without this type of loan it seems impossible for me (in my situation) to get anywhere. Also, even though I owe only one third of the total property price, I have already pulled equity out of the mortgage. I’m stuck! Any ideas?

Remember that comparing interest rate prices is key to saving money when paying back a home equity loan. You lender is the first place that you want to start so that when you look on the open market you have something to compare it to.

Can I take out a home equity loan, and can I only pay interest on it?

My husband and I bought our home 10 years ago for 0,000. It is currently valued at 0,000, and we have payed our mortgage down to 0,000. We also have excellent credit. We would like to take some money out to do home improvements and to help pay for our son’s tuition. We would like to take out about 30 to 40 thousand dollars. Do we have enough equity in our house to do this? Also, can we get a home equity loan that only requires us to pay interest on the loan while we are living in the house and pay the loan back when we sell the house. We are planning on selling the house in 5 to 7 years. Finally, can anyone suggest a good lender?

My parents put a manufactured home on a piece of property which is owned by a family company…?

They have never lived here. I am the only occupant who has ever lived here for almost 10 years. Is there any way of transferring ownership to me without raising red flags or getting murdered by taxes? I want to be able to get a home equity loan to purchase the property, do some home improvements and debt consolidations but it needs to be in my name. Any suggestions??
