Questions about capital gain and the USDA Rural Development Loan…?

My husband and I have had our house since June of 2008. We need to relocate and worry about selling our first house.

Question #1—How do capital gains work? Our purchase price was ,000. Which, was a seemed like a steal (2 acres, 3 outbuildings, 3-4 bedroom farmhouse). Since we’ve bought it we’ve put ,000-,000 in it. I’ve figured I need about 5,000 to break even (home equity loan, pay off original mortgage, and home improvements). I won’t be upset if I make a profit, but will try to make one none the less. I plan to list at 5,000. If I make a profit how much am I looking at in taxes? Is this going to be a big hit?

Question #2—Everyone tells us we should check out the USDA Rural Development Loan. I’ve been on the government website and my husband and I qualify financially. Also, according to the map it looks like the area qualifies too. Is it that easy? Is this only for first time home buyers? We had help purchasing our first home from some inheritance. I worry that the money won’t be there this time; especially since there’s no telling when we’ll sell our first house. What are the benefits to this USDA loan? Their website won’t tell me anything! Anyone have any personal insight?

Any suggestions on how (or who I should contact) to get a loan?

I am trying to engage in a cash-out refinance on my home to get some extra cash for home improvements. My credit score is excellent but my income to debt ratio is too large. I will certainly have enough finances to pay off the additional monthly fees but lenders do not think so. They will not approve my applications and there are no detectable no-doc or stated income loans out there anymore. Without this type of loan it seems impossible for me (in my situation) to get anywhere. Also, even though I owe only one third of the total property price, I have already pulled equity out of the mortgage. I’m stuck! Any ideas?

It can be exciting to make home improvements but they do come at a cost. You need to determine what is the best way to pay for these improvements and in most cases it is with a home equity loan. They are easy to get because your home acts as collateral.

Remember that comparing interest rate prices is key to saving money when paying back a home equity loan. You lender is the first place that you want to start so that when you look on the open market you have something to compare it to.

Can I take out a home equity loan, and can I only pay interest on it?

My husband and I bought our home 10 years ago for 0,000. It is currently valued at 0,000, and we have payed our mortgage down to 0,000. We also have excellent credit. We would like to take some money out to do home improvements and to help pay for our son’s tuition. We would like to take out about 30 to 40 thousand dollars. Do we have enough equity in our house to do this? Also, can we get a home equity loan that only requires us to pay interest on the loan while we are living in the house and pay the loan back when we sell the house. We are planning on selling the house in 5 to 7 years. Finally, can anyone suggest a good lender?

My parents put a manufactured home on a piece of property which is owned by a family company…?

They have never lived here. I am the only occupant who has ever lived here for almost 10 years. Is there any way of transferring ownership to me without raising red flags or getting murdered by taxes? I want to be able to get a home equity loan to purchase the property, do some home improvements and debt consolidations but it needs to be in my name. Any suggestions??

No Fee Mortgage Plus from Bank of America… how come?

i’ve talked to two loan officers regarding this loan and they both offered the 80/20 or 80/15/5 — i can put 5% down. both discouraged me to avail of the no fee mortgage plus. any input? i want only one loan because i read from one article that you build equity slower with piggyback loans, and a piggyback prevents you from getting a home equity loan or line of credit to pay for home improvements or consolidate debts. i really like the No Fee Mortgage Plus, no closing cost and no PMI.

Tax implications of shared-equity mortage versus title change.?

I have been sharing a home with my boyfriend for almost 15 years. The house mortage is paid off but we are looking at doing some home improvements using the home equity. My boyfriend has suggested adding my name to the title and then get a home equity loan in both of our names.

I was wondering about the tax implications of this arrangement in CALIFORNIA. If this is not feasible solution, I was wondering if I should look into buying a 25% interest in his home as another solution?

Please provide any recommendations…

What type of borrowing would be best for me?

I’m a married 38 year old with a 3 year old. Have only 24000 left on our mortgage over 17 years. Since I gave up work to have my daughter we are really struggling financially, despite the small mortgage (my husband earns 17000).

I want to go back out to work in a year when my daughter starts school so our income will be higher then.

My grandmother has left us 50000 in her Will and she is 89, bless her, so I know we will have this lump sum one day.

Our problem is we desperately need a lump cash sum now for home improvements and to pay off credit cards as we’re not managing very well.

We have around 110,000 equity in our home. We need a loan/re-mortgage where we could pay minimum payments for at least 5 years.

Any help would be greatly appreciated, thanks.
