Should I get a full home appraisal?

Wednesday, August 11th, 2010

I’m trying to get a home equity loan. When I bought my home in 2006, it was valued at 0,000. My bank did an online appraisal today and it’s valued at ,633. The loan processor asked me if I wanted to have someone sent to my home to do a full appraisal (for 0). What are the chances of the online appraisal’s assessment being incorrect? Is there a chance that my home is worth more than ,633 if I get a full appraisal? Thanks for your help.

Should I get a loan on a house I bought using HELOC?

Friday, August 6th, 2010

Hi, I bought an investment property using my HELOC and I am paying interest every month without paying off the principal. The rent on the house is enough to pay off the monthly interest. While the interest rate is low, should I get a new loan so I can pay off my principle too? Thank you.

Purchasing a home with zero down payment and closing costs?

Friday, August 6th, 2010

Hello, I just tried to apply with BOA to see if I would get pre-qualify for a home loan to purchase a condo that costs 0,000. When BOA asked me how much I would put down, I told them that I was hoping that the bank loan would do it and the guy told me that I would have to apply for a Down Payment Assistance and see if Hud would grant me 3%. I am looking for a seller who would pay all closing costs or if I could put the closing costs and down payment in the loan and BOA told me that I couldn’t. I’m not a first time homebuyer because I previously was a 4th person in a title and mortgage for another home. I guess my question here is to find out if there are other options for me for getting this condo that I want. Thank you in advance for your response.

Who is responsible for a home equity loan after someone dies?

Sunday, August 1st, 2010

My mother died, and her house is in her living trust. Her husband signed a quitclaim deed saying he had no interest in the house a few years earlier. However, her husband took out a home equity loan against the house earlier this year (so this is AFTER he gave up his right to the house). So, *his* name is on the loan, but not my mother’s. Will the loan be tied to the house, or to him? That is, is he responsible for paying it back, or will the heirs to the house be responsible? Thanks in advance.
This is in California, in case that makes a difference. Thanks!
To add more detail, the house will belong to me according to the trust, but we haven’t settled that yet. Will the bank make me carry the loan before the house is transferred to my name, or is the husband personally responsible?

Home Equity Line of Credit HELP!! Specialized Loan Servicing / GMAC?

Thursday, July 29th, 2010

I purchased my home in 2004. At that time, a ,000 home equity line of credit was established through GMAC. In October of 2009, GMAC sold my HELOC to Specialized Loan Servicing.

Ever since, it has been a nightmare.

Can’t keep track of my payments, no idea where my money is being applied, bogus annual maintenance fees (that were not in the original GMAC note), impossible to read statements – I’m just beside myself. On top of all that, it is obvious SLS is geared towards collecting BAD debts. Almost every call I make to them, or piece of mail I receive is set up as if it’s for someone that is 3 months behind. I pay almost double my monthly payment for pete-sakes!!!

I want to get AWAY from this company…. can anyone suggest a lender, company, bank, solution so that I can run from these half-wits??? I don’t deserve to be treated like this, and neither does anyone else that have been upholding their end of the loan requirements.

Should I take out from my home equity line of credit to pay off my mortgage?

Saturday, July 3rd, 2010

Mortgage interest rate is 5.625%. My home equity line of credit is just 2.75%. I have enough credit to cover the balance of my mortgage, and will certainly pay it off either way within the 10 year requirement.

What are the ramifications? Am I missing anything?

Monday, June 14th, 2010

Does anyone know of any financial facilities in New York that will give home equity loans when still owing six months on a chapter thirteen? All payments have been made on time and a new credit has been established with Mastercard, which is also in good standing. Thank you for your time.
