Credit score? Income requirements? Equity limits? Etc.?
I am closing next week. The current value is 145k. But after I complete the repairs, the appraised value will be around 210-220k based on prevous sales, comps etc. If I ask for and recieve a appraisal that says this, will the bank look at this number or the old 145k number in determining the equity?

Tuesday, November 10th, 2009I took out a 70k HELOC 1.5 years ago, adding my 1st i owe 205,000. My intrest rate on my 1st is "ARM’ 10% and 2nd 12%. These are killing my payments. I went to try to refinance my credit is 670, but they are telling me my property is valued at 185. if i would come up with 20k they tell me i could save a huge chunk of money. My home was actually appraised at 220 when i took out the HELOC 1.5 years ago. They used a computer to figure it out not a actual appraiser. After doing some reasearch homes sold for 184,000 at that time. I live in a townhome communtiy. I need some help tired of explain this to banks.

Friday, October 9th, 2009I have a good credit score and I have about 30,000 equity in my home…I’m looking for a good line of credit without any fees to start up. Which lender should I borrow from for the absolute best interest rate? RIght now TD says they’ll offer me prime plus 1 which is 3.5%, i’m looking for something like 3% without the 500 dollar fee to start the line of credit. Any ideas?

Friday, September 11th, 2009I owe ,500 at 7.74% for a home equity loan. Unfortunately, I can pay only the interest for now (and until my car is paid off in another 16 months), and the interest charge is 8 /month. Balancing that out (in theory, I guess) is my IRA account with ,000 – earning 4.87%.
Im tempted to cash out my IRA to pay off my home equity loan, and put the rest aside to pay the tax penalty. Then I wouldnt have the HELOC debt, but I also wouldnt have any retirement savings either. (I’m 47 with no other retirement acct. or savings. And about ,000 in credit card debt.)
What should I do? Is one option smarter from a financial perspective? Or should I just leave things as is — where the two accounts seem to even things out … but then what’s the point of keeping them? Any help from financial experts would be greatly appreciated!

Thursday, August 6th, 2009I need about 15k from my home equity loan fast. My daughter is not covered any longer by our insurance and she became sick and now we need the money ASAP to pay for the bills. My house is appraised at 181k, my mortgage amount left to pay is 61k. I have a high credit score and barely any debt and no late payments. I need an equity loan fast what are my options.
My daughter isnt covered because after a certain age my insurance will not cover her and she has reached that certain age awhile back.
