Does this FHA streamline refinance make sense to do if I plan to sell in 4 years?

Here’s the scenario …

Been in my first home for 1 year and have a 5.5% fixed rate on an FHA mortgage. I plan on living here for 4 more years and then selling to upgrade into a new home. I was contacted by my old broker proposing to do an FHA Streamline refinance to take advantage of the current lower rates. His proposition is this…

- 4.625% rate
- Payments lowered by 0 per month
- I bring .8k to closing
- Loan balance goes up by k

I’m trying to understand why this would make sense for me to do.
By my logic the scenario doesn’t give me much of an advantage…

GAIN: months(48) x savings (0) = 80 gained
vs.
LOSS: closing (00) + loan balance change(00) = 00 lost

The broker is arguing with me that the closing is basically free because I can bring the skip payment that would occur plus some refunded escrow money to pay for it. I don’t know if I would agree with that. Seems like I’m financing my savings with cash upfront and losing equity. Any opinions or insight would be greatly appreciated. Thanks!

Refinancing a FHA loan to Conventional loan?

I recently purchased a house with a FHA loan. The home appraised to a value greater than what I owe the bank. Can I refinance the loan to get a conventional loan using the equity? Is there any time period restrictions for refinancing a FHA loan to Conventional loan? Will the upfront mortgage insurance on the FHA loan be refunded if I refinance? Please advice.

If I have 2 homes and default on 1 mortgage, does the bank come after the 2nd home too?

do home appraisers usually take pictures of the interior?

i’m having my condo appraised for a home equity loan and there is a realtor (not affiliated with the bank) that said she will be taking pictures of the inside of my condo. it seems a strange that she can’t just estimate the value of the home by looking at it… and i’m a little suspect about her taking pictures of my stuff.(i don’t want her to have pictures of what is in my home) is it absolutely necessary for a home appraisal??

first time home buyer loans or grants?

i was thinking about buying a house at the beginning of the year, its this one here:

and i was thinking about getting a first time home buyer loan but i don’t quite know how they work. by the conditions listed i know me and my gf qualify but how does that work with actually buying the house? would that push the monthly mortgage up or is it a grant? would i have to get the loan for the house at the same bank i get the first time buyer loan? and being that i’m getting the first time loan that supposed to cover down payment and closing costs, would i have to pay anything out of my own pocket or will the bank tell me that?

How soon can we take out a home equity loan?

My husband and I are in the process of buying a house.. we were told by our realtor and mortgage broker that the house appraised for 30k more then what we are paying for it.
If this is true and we buy the house would we be able to take out an equity loan on the house as soon as we buy it since the house is worth more then we are paying?
We’re doing FHA so we only have to put 3.5% down. So.. I’m assuming that means that we will have to pay into the house for a while before we can

Can you do a Deed-in-lieu of foreclosure if you have a home equity line of credit on your home?

I am considering the Deed in lieu of foreclosure option but I have a Home equity line of credit on my house. Is this something that can still be done? BTW I live in Florida if that has any bearing on the answer.
