I was thinking of paying of Equity Loan 1 (K) with the credit I have available on Loan #2 to get the lower interest rate even though it’s variable. Is that a smart move or too risky in this economic climate?

What do you suggest I do?

I work in downtown DC so I cannot move to far away into the suburbs – must be metro accessible. I’ve heard a lot about renting being "throwing away your money". Should I do all I can to find a lender that will lend me money to buy a house or a condo? Would a monthly payment for a house or condo be less than I’m paying in rent at the apartment? Everyone says you must not wait to buy, and that renting is throwing away your money. Because of that, I’ve been thinking of getting a zero-down type loan, or even entering into an ARM mortgage….from what I understand it’s better to do that so long as you own and are not supporting a landlord. Is that true?

I don’t want a conventional loan because even though I can aford the 20 percent max down payment I would much rather use an FHA loan considering its less then a 100k loan I am asking for, better yet to build myself more equity in the mean time. So does anyone know a good site to enter an MLS and it will let you know whether or not the property is FHA approved?

Will they release the mortgage on my house if I pay the ,000 in 4 yrs or do they get to keep it for the full 20 yrs? I should have asked about this before hand, but had a lot going on and just was needed a roof asap.
