I am trying to engage in a cash-out refinance on my home to get some extra cash for home improvements. My credit score is excellent but my income to debt ratio is too large. I will certainly have enough finances to pay off the additional monthly fees but lenders do not think so. They will not approve my applications and there are no detectable no-doc or stated income loans out there anymore. Without this type of loan it seems impossible for me (in my situation) to get anywhere. Also, even though I owe only one third of the total property price, I have already pulled equity out of the mortgage. I’m stuck! Any ideas?

cash out for a loan .They offered me 133,800 fixed paying only interest for 10 years.They gave me a 6% fixed rate paying off all debts and the rest of the 20,000 to invest and possibly make a profit.My mortgage payment now is 790.00 a month paying principle and interest .The new pay debt would be 878.00 per month paying interest only for 10 years.They also want a good faith deposit of
500.00 and will go towards the loan.This would make my credit slate clean.Should I do this?
How can I get a $15,000 loan if I have horrible credit??

Student purchasing a house, need help finding money?
Sunday, July 12th, 2009I found a great deal on a house i want to purchase. The house is only ,000 and probably needs around 10k in work. So worst case scenario is 60k. I can get approved for a rehab loan, but they have too many stipulations. (plans, certified contractors, 1st time classes) and that would at least double my repair cost, since i plan on fixing it myself. I have 10k saved so i need around 40k to purchase the house. After i fix it, i can then get a conventional mortage. So i need to find money for 6 months, then pay it off. Where should i get this extra cash. Can i get a student loan. I have mostly scholarships and currently only have 3k in studen loans and i’m a senior. I can get 15k from my credit card at a low interest. I can refinance my car and take out another 15k in equity from my car. Or i can ask my mom to do a home equity loan on her house and borrow it from her. What’s the best way to do it.
Some more details: I am approved for the rehab loan, but obviously not a conventional mortgage, since it needs work.
I do have a job, and make enough to cover the mortgage, plus i have two friends that will move in with me. I can get a conventional mortgage after i repair the house.
Should I apply for a fixed rate loan to pay off credit cards?
Monday, June 8th, 2009I have ,000 in total credit card debt (3 cards). Interest rates are 4.99, 5.99 and 11.74. The card with the highest balance is also the highest interest rate. According to a debt calculator I used, I can pay them off in 42 months with my income. I have been offered a fixed rate personal loan of ,000 at 7.74%. I would pay off the credit cards and use the rest for legal fees (personal situation). Using the same debt calculator, I can pay the loan off in 48 months easily and probably sooner.
Is it worth it to apply for the loan? Will it hurt or help my credit? I do need the extra cash and do not want to take it from my home equity or put more on credit cards. Thank you for your responses.

Monday, June 8th, 2009Ok I’ll try to make this as short as possible (if it’s even possible)…
We have a first and a second mortgage on our home. I had developed somewhat of a friendship (via phone) with our broker over the years. He had done a 2 or 3 loans for me prior to the one’s I currently have. When we went into doing a good size remodel he did a 30 year fixed mortgage loan that was killing me financially during construction. So, during the end of construction May 05′ we refinanced into a Negative AM Loan and due to needing more $ to finish our project we took out a second in the amount of ,000 (,0000 was what our contractor told us we needed for completion). The plan was that a Negative AM would give us a little extra cash if we needed it for the finishing touches. With this loan I could choose month to month to either make a Neg AM minimum payment, interest only payment, 30 year fixed or 15 year fixed payment. After a year we would refinance the 1st and 2nd into 1.
Well, I had called our broker 3-4 times in the months following the signing of papers concerning when the payment for the 2nd was due and for how much. 1st contact was about 1 month after completion of the loan to let him know I hadn’t recieved a statement for the 2nd. He said it was on his desk and he hadn’t gotten to it but will soon. I called at least 3 more times over the next few months and was told the same thing during the 2nd and 3rd contact. Then by the 4th contact he said don’t worry about it just appreciate it now. I thought ok I guess we’ll just deal with it later (yes, I know that sounds stupid and why would someone do that right?) I didn’t really think much of it because like I said we had developed somewhat of a friendship over the years. (And NO not sexual, I have never met the man in person and I am MARRIED)
A year came and went, then a year and a half came. I called him sometime in January or February 07′ to asked him when we were going to refinance the loans. He said let’s do it. I started the process of submitting all the paperwork and he ordered an appraisal which we paid for out of our pocket. The result was that we had plenty of equity to qualify but due to our credit scores at the time (which weren’t to bad but not great) he advised us to wait because the interest rates were continuing to drop and he was confident that we could get a better interest rate if we were to wait a little longer. We both agreed.
Another year went by. In January 08′ I called him again to start the process of refinancing. Again, I submitted the paperwork and paid for another apprasial. I shared my concern with him regarding the news of foreclosures and it making it harder for me to get refinanced. I let him know I didn’t want to lose my home. He understood my concern but was still confident and advised me not to worry. He wanted us to somehow cut our credit card debt down by 50%. He suggested to borrow money from our family or friends. Well, needless to say that was not possible. I don’t have any rich family members or friends that would let me borrow 6 or ,000. This was so I could manipulate the balance of my close to being maxed out credit cards. So, that’s how we left it. I was to try and get my credit cards down. That was in March. I called him and July to let him know I wanted to get it done. He asked me to call him back next week. I agreed but didn’t. Not on purpose, but at my job, the summer is crazy.
Coincidentally, while our economy is going down the crapper, I recieved a phone call from him a couple of days ago letting me know we needed to come up with some kind of plan, he said I needed to come up with atleast ,000 in 30 days!!!! If I do that he will wait on the rest so I can continue to pay down my debts and refinance me later. He told me if I didn’t, we would have to sell our house because, at this time I still have enough equity to pay him off.
So, after this long story my question is… can he force us to sell our home? I have been loyal in paying my 1st on time without default. I don’t have a problem paying him back, I did borrow the money. It’s not like I’ve ignored the 2nd completely either. I have looked through my paperwork and it doesn’t have any payment address or who to make the payment out to. Can he just all of a sudden demand this money to be paid to him? Can he force my family out on the streets? For a ,000 debt I had inquired about a number of times and a first that has no default against it.
Would a home equity loan work for me?

-owe 00 to citifinancial @ 28.9% interest (student loan & personal loan)— min. payment of 7/mo
–owe 900 to finance company @ 18.99% interest (car loan)– min payment of 8 bi-weekly
–owe 0 to HBC credit card @ 28.9% interest (used for wedding attire and wedding necessities)
–owe 6000 to mortgage company @ prime + 8%- originaly purchase price of house was 3,900
Citifinancial has offered us the following home equity loan terms:
–lowered interest to 18.9%
–pay off car loan & credit card debt
–pay off our existing loan with them
–lowered monthly payments to 7/month (we would pay bi-weekly and about 0 bi-weekly, so paying more then minimum payment)
–00 cash upon signing new loan (which we could REALLY use to buy new appliances for our kitchen- dishwasher is dead, and so is our dryer)
My husband doesn’t think it is a good idea to take our a home equity loan, while I think it is a good idea because of a lower interest rate, paying off other debt, and NOT financing our needed appliances (at an in-store rate of 28% interest, because we don’t have extra cash right now)… what do you think?
We have had our original citi loan for 13 months, and it was originally 500– we have it down to 00 in a year, so we are good at paying it on time, and paying more on it when we can.
I think it is a good idea to take the loan, because it seems it will help our credit, lower our monthly payment (though as I said, we would continue paying more than the minimum)– and the best thing would be that our other loans are more than 18.9% interest- so wouldn’t it make sense to pay only ONE bill (the new citi loan) than a bunch of small ones at higher interest rates??
Help me make sense of this- how can I explain this to my hubby so he sees it the same way I do? HE says he doesn’t want to do it because he wants to pay citi financial off and never deal with them again- he doesn’t see how it can really help us out right now…
ALSO it would prolong our payments to citi for 2 years beyond what we are owing them right now- this new loan would be for 160 payments- 160 months=13 years whereas we owe them for a little under 11 years right now… and our car loan is 4 years ammort.
What makes sense- taking the loan OR paying what we do now on different bills and never getting anywhere?

Best way to get money thru a home equity loan?
Tuesday, April 21st, 2009I own a home and want some extra money.I have about 200,000 equity on my home and my loan is for a 100,000.My credit is not the best in the world.I have 2 credit cards total of 1,700 dollars and owe a few doctor bills totaling 730 dollars.My house payments are current and I have no car loan.My salary just barely pays my bills.Maybe I can leave some money in a high interest account to acquire some money from the equity loan too and use some of the money to do a few things to house but not major remodeling just new carpet,paint landscaping etc etc.What is the best way to get some extra cash,I am a single mom and only have my one income coing in and can't take another job because I have to take care of my other responsiblities as a mom.Please no loan companies respond. I want to do some remodeling in my house like a new kitchen, all new travertine floors, new doors and some other things.
The total of my remodeling will be about ,000 including all the labor and materials.
My question is: Do I get a home equity loan for 7% to8% or do I save my extra cash and pay for the remodeling in full in about 2-3 years after I pay off my house?
If I get a home equity loan for about 5 years, I will pay nearly ,000 in interest alone. Thats a lot of money!
Any ideas?
P.S. I have no debt except my house loan. No credit cards, no cars, no school loans, no nothing!I have a credit score of 780 and I don't like to pay interest if I don't have to!
