Is it better to roll-in your closing costs or get a 2nd mortgage to cover them?

We just closed on our townhome this past Friday. We ended up with less money than we had hoped for because the closing costs were so high. We’re due to close on our new single family home August 10th and those closing costs are going to be higher than we planned for too! Anyway, we’re going to be about ,000 short on closing costs for the new house. Is it better to roll it in to the mortgage or get a 2nd mortgage on top of the first? Not sure how this works. Thanks.

will a lender modify my home loan even if im not in default?

I have 2 properties in florida. one is investment and the other is second home. I have not defaulted on any of my loans and both me and my wife have credit scores of 760 and above. I am spending more than i earn right now to maintain these mortgages and fear that if the one with a payoption arm recasts i will go into foreclosure. can i modify even though i am not in default as of right now? there is no equity in the home the mortgage is now more than the home is worth. what are my options? what are the repercussions for homowners who just stop paying their mortgages? can they foreclose on my primary if i stop paying my investment home? please advise.

Can I borrow extra money on a new mortgage for home improvements? I don’t want an Equity Line of Credit.?

I am looking at buying a new house but I want to finish the basement. I would like to borrow that money along with the mortgage – not a 2nd mortgage and not an Equity Line of Credit. If I have the plans and a contract with a contractor to do the work, will the lender allow me to put that money right into the loan amount above the purchase price of the house??? Thanks in advance.

How to settle 2nd mortgage for less than full balance *IF* deed-in-lieu is approved already?
I was never late but applied for Deed in lieu with Countrywide. Now they approved the DIL but now I want to keep the property but settle the 2nd mortgage?
How is it possible?

Can I let a house go into foreclosure under a dead person’s name? Or will the mortgage transfer to the heirs?

My father-in-law passed away recently and he owed as much or more than the value of the house on a home equity loan. Can we let the loan default and let the house foreclose? Or will the home equity loan automatically transfer to the heirs and affect their credit?
