What are the ins and outs of home equity loans?

Thursday, February 25th, 2010

Here is what I’m interested in doing … have an eye on a great condo, list prices were around 0k a few years ago, but they are just building and did it right during a down turn in real estate in the area. As a result they dropped the asking price to about 5k. We got a good walk thru with a realitor and she said cash is king here and if they have a cash buyer she knows they’ll likely settle in around 0k just to move the first few units (they build them by the entrance and that was a bad choice!)

So … my credit isn’t going to help with a conventional loan since it can’t be an FHA loan since the project is only about 15% complete and apparently they must do conventional loans for until the project is further along (that’s what the told us, so it was limited to 1 bank) …

Now to the point, I have a relative who may have around that amount in liquid finances. Can they "lend" me the money to purchase the condo and in turn I would then take out an equity loan to repay them? It should appraise at well over 0k and all I would need to to is pay them back to be free and clear. I’m guessing we could even wait a little while to pay them back (build credit up higher?) but I’d like to do that sooner than later.

What are my limitations? Is credit going to bite me on an equity loan if I own outright? Any resources, tips, info would be appreciated!

Will I be granted a equity loan directly after purchasing the home?

Saturday, January 16th, 2010

I am going to buy a house this year- and found a fixer-upper that makes my heart melt, but…

I expect to qualify for about 150k. The house I want is listed for 150K. It’s estimated value is about twice that, but is listed so low due to excessive damages.

In an ideal world, I would try to get a loan for 200k, and use the excess to make the home livable. However, I don’t expect to qualify for that much (Due to my income level. Me credit rating, debt, et are great).

Can I buy the loan for 150k, then turn around and get an equity loan (for maybe 50k) to clean the home up?

Thanks for your expertise!

Does Bankruptcy chapter 7 allow me not to repay the home equity loan if there is no equity in it, but I keep i?

Tuesday, January 12th, 2010

Good day!
I would like to ask a question, which may help me to determine whatever to file a bankruptcy or not to.
I do have a house and pay mortgage (current). I am going to keep a house if file for a bankruptcy.
On the other hand I do have an equity loan (secured by my house) from the lener other than my mortgage lender.
My question is – can I claim equity loan (0,000) as unsecured – and so dischargable debt as there is no equity in my home and appraisal only showing about 250,000 value , but mortgage is 500,000.

How soon can we take out a home equity loan?

Saturday, November 28th, 2009

My husband and I are in the process of buying a house.. we were told by our realtor and mortgage broker that the house appraised for 30k more then what we are paying for it.
If this is true and we buy the house would we be able to take out an equity loan on the house as soon as we buy it since the house is worth more then we are paying?
We’re doing FHA so we only have to put 3.5% down. So.. I’m assuming that means that we will have to pay into the house for a while before we can
