Will this hurt my credit?

I have accounts with Target (0.00), Dicks Sporting Goods(0.00), Honda (00.00) and Lendmark(00.00). I have fallen behind on my payments only by 30 days however I have been approved for a home equity loan and should have the money within the next 30 days and all of these accounts will be paid off. I have contacted each one of the creditors and explained about the home equity loan and that their account would be paid in full as soon as I close on the loan. I even told them the money would be sent over night. I was told they would document my account. Once all of these are bad off, I will have nothing outstanding on my credit report in which I owe. All of the accounts will be listed as paid in full however by me being late how bad is this going to effect my credit rating? I don’t plan on applying for any new credit until sometime next year and will keep all other bills paid so nothing new is reported on my credit report.

i need a 15,000 loan no equity in home?

i want a loan to pay off all my credit cards. i dont have any equity, i am in good standing with creditors, no late payments no phone calls ect. is there anything i can do? i dont want credit counseling because we are in good standing. are we SOL?

Why would he finance with a balloon loan?

I want to make an offer on a home that isn’t yet on the open market, but the owner is in financial difficulties. I have to wait for my loan application to be approved before I talk to him. Meanwhile the agent in the area that I have consulted tells me she managed to talk with him briefly, and learnt that he is in difficulty because he can’t meet a balloon payment.
Not wanting to show my ignorance I said no more then looked up a definition.
Why would he have taken out this type of loan instead of a home equity one? Does he not have an option to negotiate to change the payment for another loan?
