I have a Chase credit card, and they have always kept their word and I applied for a fixed home equity line of credit for 4 yrs. The fixed rate is 7.8%. I am not sure if that is good or not
Should I apply at more than 1 bank? Will other banks, loan companies possibly give me a better fixed rate?
My home is paid for. My dad sold it to me for before his death. I only want a fixed rate, not adjustable and asking for , 000. for the roof and tuck pointing the chimney and fixing some vents up there.
I desperately need a roof since the house is very, very old. The roof is running water all over the floor.

Saturday, November 14th, 2009We owe 5,000 on our house and it’s now worth about 0,000. We have an ARM that is going to reset in Jan 09. We definitely can’t afford the ,000 jump in payment. Called the mortgage company (Ocwen) and they said we do not qualify for the government’s freeze on interest rates program because our ARM was for 3 years instead of 2, but they said call back closer to the time the loan is set to reset and they’ll work with me. Somehow I doubt it and I don’t want to pay my ,100 property tax bill on the house if I’m just going to lose it in the end. Plus, I’m thinking about all the money we could save every month if we let it go and just rented a house. We’d save about ,000 a month on rent and ,000 a year on property taxes. Why hold on to a house that costs too much and has no equity? Not to mention it’s an interest only loan, so paying it off will NEVER happen. Please give me your advise. Is foreclosure really so bad? My credit score is already low (610)

Loan Modification – Updating financial statements?
Tuesday, October 6th, 2009Hello and thanks for helping! I have had a hardship situation since May due to my small son carrying an infectious disease. I have had unexpected medical expenses and other related (diet, care, etc). I have never been late or missed mortgage payments. After being shut down for any options, like trying to get money out of my retirement account or try to refinance, I applied for a temporary loan modification with Wachovia. I called today after 3 months and they told me to update the financial documents. Now, in these 3 months, something else happened. My husband business partner decide to retire and asked him for ,000 to sell his part or he would go and sell it to someone else. We tried to get any commercial loans thru banks but they were denied (and we still have excellent credit). We ended up taking the money form our home equity line. My question is: What is the best way, if any, to document that new situation when updating my hardship letter and financial statements for Wachovia? Thanks a lot.

Monday, June 22nd, 2009Me & my Hubby just brought a house in an area that is not fast for equity, 8 months ago and we only made a 5K equity, we wanted to consolidate our debt but there's no enough equity that we can used, and his credit score is not so great, I talked to few lenders and they denied us because of these matters, not sure how are we goin to consolidate our debt if no one give us a chance.
we also do not want to take a chance of refinancing we have a great 6% interest from the VA.
