Refinance, mortgage question very confused?

I took out a 70k HELOC 1.5 years ago, adding my 1st i owe 205,000. My intrest rate on my 1st is "ARM’ 10% and 2nd 12%. These are killing my payments. I went to try to refinance my credit is 670, but they are telling me my property is valued at 185. if i would come up with 20k they tell me i could save a huge chunk of money. My home was actually appraised at 220 when i took out the HELOC 1.5 years ago. They used a computer to figure it out not a actual appraiser. After doing some reasearch homes sold for 184,000 at that time. I live in a townhome communtiy. I need some help tired of explain this to banks.

More than one home equity loans at a time?

I want to know if I can get more than one home equity loans at a time for a single house from different banks. Because I’ve applied for a home equity loan from a bank, but it seems to be not enough for me to do what I want to do with the money. So I thought I can apply for another equity loan from a different bank to double the amount. Is it possible?

Will I be able to take out a home equity line of credit when I only control 1/3 of the interest in my house?

I currently live in a house in California that has my grandfather, my father, and me on the deed. We are each 1/3 owners of the property. It is completely paid off — there is no mortgage. I was wondering if there would be any way I would be able to get a HELOC on the house WITHOUT the signatures or permission from my father or grandfather. They are both skeptical people and swear that banks are out to screw people over. They also do not know anything about real estate and they swear real estate is nothing but risky investments. I cannot get them to just deed the house over to me because they have no education on real estate and they swear they have to be involved for some reason. My father and grandfather don’t make any of my decisions and haven’t since I’ve been an adult for the last 10 years. This would help greatly if someone could offer some advice! This house has so much equity and it’s time I start expanding my real estate portfolio! Thank you so much.

what happens in a home equity default when the 1st mortgage is current?

If I can not pay a home equity line of credit with one bank but I continue to pay the 1st mortgage what action does the home equity line of credit holder take? Both loans are up to date, but I will be unable to pay the HELOC much longer. I do not live in the property in question. It is vacant and with a realtor but it is in Florida and the value is dropping almost daily due to the crisis in the real estate market in florida. Should I let the banks forclose?

What is the best type of construction loan/permanent financing?

My husband and I are 30 and 31 and have 3 kids. We’ve owned our home for 7 yrs and owe 65K plus a 40K equity line. We have no other debt except our 2 car loans. Our house is now worth at least 130K as is. We are having plans drawn up to add a second floor with our own money but would like to know the best place to get a construction/permanent financing loan for the addition. Our credit scores are 787 and 740 and my husband makes 65K a year and I make about 30K working from home. I’ve heard some online banks have great rates or would it be better to go with our mortage co. (WAMU) or the credit union we have our 2 car loans and equity line from? **Plus, my husband is a General Contractor and will be doing most of the work himself. Will that affect the payouts? Thanks!

I have an adjustable HELOC, now that rates have dropped, when should I see the change on mine?

I just checked my banks website and I'm still running at a high rate. Does it only adjust after my next payment cycle? they are offering a fixed option for a full point and a half less but I can't see why they would offer that unless they expect my adjustable to go even lower in the short term. Is it time to go to a new bank or wait and see if my own rate is lowered given the market?
