Morgage or HELOC?
Saturday, July 25th, 2009I have put just over 20% down on my first home, and my fiancee works at a bank. Therefore she is able to get an OPEN heloc at a rate of prime-0.5 (5.25% currently). The other option is to go with a variable rate mortgage. Now if I am getting the variable rate open mortgage at the same rate as the OPEN Heloc; wouldn’t the HELOC enable me to pay down my home a lot faster?? My plan is to use the HELOC as my operating account with all payroll deposits (both mine and my fiancee’s) being automatically deposited, and expenses drawn out over the month as incurred (insurance, car payments etc). Since interest is calculated daily, my average balance whereby interest is calculated on will be a lot less. So is there ANY advantage for me to get a traditional mortgage vs the HELOC (assuming the same rate).
Note: Compounding is not an issue here as the semi-annual vs monthly compounding (heloc) is only a difference of 0.06%.

Want to pay off house as fast as possible!
- I am located in Canada so mortgage interest is NOT tax deductible
- My income over expenses each month is sufficiently high. I plan to use the HELOC as an operating account TO REDUCE the outstanding balance as much as possible. ALL MY INCOME over expenditures will be working to reduce the principal outstanding, since my entire income will be put into there.
My objective is to pay off the house within 10 – 12 years.
Note: I expect my income to increase significantly over the next 5 years.
I need some real estate advice. Can you help answer this?
Thursday, July 16th, 2009WE live in Canada in a rather large country home on 3 acres about 20 mins from the core of the city. Our upstairs is totally unfinished, no insulation, just a big wide open space – about 1500 sq ft. We would like to finish one half side and rent it out as a 1 or 2 bedroom apt but we have no money.
My husband and I are not greedy people so making money off our renters is not a priority. We just would like to finish part of it and get our heat under control for our family downstairs.
I have tried to think of every possible creative idea. WE have no extra money and there’s little equity in our home.
Is there anyone out there have any really crazy or creative ideas how we could make this happen. We’re open to anything. Family is not possible – they have no money either.
Should I repay my fixed HELOC with the Variable HELOC?

The current Variable rate stands on %4.25. Should I use the remaining ,000 that are available to me at a current rate of 4.25% and repay some of the fixed amount at 8% ?

Thursday, July 9th, 2009A couple of years ago I tapped into the equity of my home to the tune of 30,000. Rates remain ok, as they are a couple of points above prime, but i feel as if I am sitting on a time bomb. I am not in the best position to refinanace the house because of the decreased value. How can I transfer that debt to something with a locked interest rate while i pay it down?
