Im looking to get a home equity loan from my bank. Already started the process, im just waiting on the drive by appraisal. Im just looking for around ,000 to pay off credit cards i dont use anymore. I dont use credit cards anymore period. But want to be able to pay them off within 5 years, and with all these interest hikes over the past year ill never do it by paying them directly. So i figured even with the highest interest rate for a home equity loan i can have them paid in under 5 years and save over 0 a month. What i want to know is since im requesting a little amount of money does my bank have the ability to work with me in bending the rules a bit if the appraisal doesnt come back with at least what i need to get the entire amount. And what all do they use when doing drive by apprasials and do they increase the value of the house in any way? Thanks!
Well, my tax assesment value puts the house and land at about 2,000. And i currently owe ,000. Is there room to work?
The original appraisal was ,000 back in 2007, since we have updated the entire 1100 sq/ft of living space and restructured and replaced the roof at the tune of ,000, reroofed the garage, and finshed a 300 sq/ft enclosed porch, with also landscaping, with pool and shed reconditioning. Total cost of all we did is around ,000. Any thoughts.

ok in new york and i know the prime rate now is 7.75% is this the rate you use when refinancing or is this for home equity loans, someone told me refinancing was the libor index, i’m confuse lol , i’m thinking of refinancing, havn’t started shoping around as yet, just wondering what the current index rate for refinancing was, and i don’t mean adjustable rates … long story short i know i’m confusing lol can someone check out this website and tell me which index rate is use to refinance http://www.moneycafe.com/library/prime.htm

MORTAGE RATES ARE DOWN SO I AM THINKING TO REFINANCE:
we have 2 mortgages –
1st – @ 6.375% remaining 201,000 for 355 mnths no mortgage insurance – total monthly pmnt 1272.70$ + 410.2$ to the escrow account.
2nd – @ 10.75% remaining 36,000 for 225 mnths – monthly pmnt 386.8$
we plan to stay in this house for 30 years
when we bought the house was appraised @ 250k
now – 300k
our income bracket is 31%
credit score 740.
my question is should we combine these 2 @ 6.625 for 30 yrs with closing costs being apprx 2500.?
HOW ABOUT CONSOLIDATE @ 6.25% FOR 30 YRS + CLOSING COSTS 2500?
also i was given an option to refi just the 2nd one @ 8.5% for 20 yrs with closing costs apprx 250
THERE WOULD BE NO MORTAGE INSURANCE PMNTS AND WE ACN AFFORD THE MORTGAGES EASILY – JUST LOOKING TO GET A BETTER DEAL.
PLEASE EXPLAIN YOUR ANSWERS WITH SOME MATH IF POSSIBLE

I purchase a house that had one mortgage they sold the mortgages and now i have 2 mortgages that i have to pay.
one is 180,000 and the other is 30,000 i can only pay for one. can i pay for the most expensive one and file bankruptcy on the 2nd one and continuing living in the house

My husband and I owe my mother about K.
We currently live in a home that is unfinished (we bought it that way..) It sits on 3+ acres, the main floor is 1600 sf, the upstairs is approx 1300 sf, the basement is "somewhat" finished and has a higher ceiling than most. We live on the main floor because the 2nd floor is totally unfinished – no insulation, no walls. It is a huge home with loads of potential but we’ve run out of funds to complete it.
We have someone who is interested in coming in and completing the home and our plan is to do this, take out a second mortgage, pay our lender off, then pay my mother. Is this a good thing? We’ve been burned before and we want to be very careful this time around. Does this all sound too risky or a good thing to do consider the circumstances?
Though the home is large, we can only get an appraisal based on a 2 bedroom, 1 bath home. When completed, the value will be raised significantly to a 4-5 bedroom, 3 bath home.
Would it be best to slowly do the work ourselves rather than taking the risk? We live in Ontario so the housing market is much healthier than our southern friends. My husband and I have good secure jobs.
