I am in need of a Home Equity Loan. Does it make sense to approach my current mortgage lender? Or my bank? or a different third party altogether? Any advice out there is appreciated.
My credit is not great and I need to know who would be most flexible with me.

in Australia you have to have 2 out of the 3 of the following: Income ,equity (deposit) ,good credit rating : and you need a really good explanation if you cannot provide 3 out of 3 ,can anyone involved in Lending explain to me how it came about that banks where willing to lend to NINJA’s (no income ,no job’s no assets) as I really cannot see any reasoning other than a quick buck to be made by the bank and the lender and hope to god you weren’t at the bottom of the pyramid when it all fell over.
Was it it really that easy to borrow money or are we in other countries not getting the full story?

We make over 80,000 a year and we have a bad credit rating because of a health issue and some not so smart choices. We are trying to get a loan to pay off everything on our credit (less than 7000.00) not counting our car loan (up in FEB 07) and our house (we owe110,000 and it is worth 135,000, but can’t get a home equity loan in TX b/c of the refiance only 80% law.) We can afford a payment of up to 475.00 a month. I have a listing on Prosper, but I only have a few bids right now. The listing is under gandbcole if you want to find out a little more about us. I just need to know where to find a private investor that wants to carry a loan for 2 yrs at a 28.75% rate. I do not mind paying the high interest if I can get rid of all the old on my credit and only have good stuff showing to improve it. What should I do? I would even sign a personal guarantee putting up the equity on my home for collateral. Just do not know where to look.

I applied for a small equity loan and have been aproved for the equity loan on my home,i’m awaiting a cash out ,that ill get 4 days after closing,i dont have closing date but should today.i started a small buisness and dont have any credit history yet,and i get paid by check after each job is finished in full so i can’t get a payday advance,and my buisness is at a stand still awaiting this cash out in masonry it takes money to make it gas for cement mixer and saws and transportation to and from job site and also to search for jobs etc…knowing my luck it’ll be about 2 more weeks before i actually go to closing and im even out of basic nessesitys so is there any loans out there i may apply for&possably get aproved and recieve within a few days to tide me over untill i recieve the cash out?

I have signed up for help with my credit cards and I am behind on my mortgage. Since my credit is poor, I’m not sure who I should apply with. There are so many lenders out there and I’m afraid of getting scammed.

I have split up with my bloke and are trying to get a remortgage. There are still lots of financial things to be solved and now he has agreed to pay his half of the mortgage until I am sorted with the refinancing. This is very decent of him I think. However, he wants to come round and take all of the things of value out of the house. I will be taking on the mortgage, the credit cards, loans and everything and he still wants half of the equity as none of these things are ‘in his name’ (even though he was an equal partner with the spending and these things were only in my name because he has bad credit rating). I can’t afford to do all this and replace the stuff he wants and if he has all of this stuff, then what is to stop him from stopping his payments into the house account?
He called me at work today and told me that he was going to break in to take these things. I had to go home.The house is in his name too. Can he simply break in? I feel like a prisoner here as I can’t trust him

Hello, I’ve recently made a home purchase and will be closing on my new home in about three weeks. Since my credit score wasn’t high enough to qualify me for a conventional loan, but income was, the builder’s finance company was able to approve me for an FHA loan since it was also my first home purchase. My question is I’d like to put a pool in, I live in Arizona and it’s a necessity in this state
and was wondering if there are any stipulations as far as the amount of time I have to pay on the loan before I can pull a 2nd mortgage on it or refinance it to get some of the equity and put the pool in and make a few upgrades to the home?

how can i get a loan with ZERO down for a mortgage. I’m a student with no income and don’t even have a credit history. i need this house for living off campus.. i have found the house and its a huge house with 7 or 8 rooms and it costs about 50k. I will be renting it out while living in it and that’s how i expect to pay the mortgage. I already have everybody who will be renting the house out. The months of the year that they go home for break, i will be working full time to pay off the mortgage. what can i do?

If I choose to blow off a mortgage loan, how long will it take to regain credit?
Sunday, May 31st, 2009BadGirl has an idea. What if I dump all of my student loans into a refinance and/or home equity (on property I own, but need to unload), and then I decide to bail on that property. It will take me a good 20 years to pay off my large student loan, but how long will it take to recoup my credit rating if I do this? BadGirl thinks it will take longer to pay off the student loan, than rebuild a bad credit rating (and get rid of the student loan debt for good).
Comments/suggestions?
BadGirl was not considering a bankruptcy, just giving the property back to the lender and dealing with the rest. You are right about the fact that I should be smarter, but I actually make about K less than I did before I became a teacher, and have more college debt because of it. I was thinking about refinancing with the same shitty company that talked me into the interest only rate to begin with-I thought maybe I could give them some of their "interest" back.
